   The largest single economic investment the average American ever makes is the purchase of a home. At Lopez Home Inspection our mission as a home inspection business is to provide an impartial description of the construction and condition of the residential property to which we have been hired to inspect. We understand the concerns with quality in residential property. Our purpose is to protect your family and your investment by providing you the most complete, comprehensive analysis of the home’s overall condition at the time of the inspection, helping you make a sound investment decision for your family. We will use the latest technology to gather the most available and reliable information and use this information to present high quality written reports in an honest, concise, and easy-to-understand format. Included in our report, you will receive colored pictures with an in-depth comprehensive report including a summary of all the items of mayor concern. Our unbiased opinion from an independent professional point is always with our customer’s best interest in mind. We understand the home inspection isn’t just another service business. At Lopez Home Inspection we have a serious obligation to our clients, our colleagues, the industry, and the public.

   Home inspectors are trained individuals who are licensed by the State of Tennessee and certified by the American Society of Home Inspectors (ASHI) to comply with state regulations and adhere to industry standards and practices in order to perform a thorough evaluation of a house’s physical structure, major systems and to perform wood boring pest inspections to determine the overall condition of the home.

   Home inspection reports provide an analysis and summary of the areas of the home that need immediate repairs and attention before you move in, potential areas of concern and routine maintenance suggestions to keep the home system’s operating and functioning and the inspector’s general opinion of the home’s condition. It is highly recommended that buyers obtain a home inspection report prior to purchasing a house, so that they are aware of any current and potential problems with the condition of the home.

   While sellers are required by law to disclose information about the condition of their homes, many are not aware of repair or structural problems. Since most houses are sold in an “as is” condition, it is up to each buyer to conduct a home inspection. Based upon the home inspector’s recommendations, the buyer can obtain estimates for any repairs and then make a decision if they want to go forward with the transaction.

   After the inspection, the inspector will go over the report in detail with you pointing out any areas of concern or items that need immediate repairs or further inspections by specialized experts such as a roofer, electrician or mold remediation company. While no two home inspections will ever be the same, working with a reputable home inspector gives you the peace of mind that you are receiving an expert and knowledgeable opinion about the condition of the home you are buying.
